Pengaruh Kawasan Berorientasi Transit terhadap Gentrifikasi Sosial Ekonomi: Studi Kasus Kawasan Stasiun Manggarai

Abstract. Transit-oriented development (TOD) integrates transportation and land use with high density and mixed functions. However, the development of these areas has the potential to trigger gentrification, as happened in Manggarai, Jakarta, where land prices increased after TOD development. This study aims to analyze the influence of TOD elements on socioeconomic gentrification around Manggarai Station. The method used is multivariate regression analysis based on observations, documentation, and literature from government agencies. The results show that land use area influences population size, particularly through the conversion of vacant land into residential or commercial use. However, socioeconomic variables such as education level, occupation type, income, and land prices are not significantly affected by land area, commercial density, or pedestrian length. Conversely, distance from the station significantly affects population size, education level, and land prices. Areas closer to the station are more desirable due to transportation accessibility, although this does not have a major impact on inbound migration or income. These findings emphasize the importance of policies that consider the socioeconomic impacts of TOD development.

Abstrak. Kawasan berorientasi transit (TOD) mengintegrasikan transportasi dan penggunaan lahan dengan karakteristik kepadatan tinggi dan fungsi campuran. Namun, pengembangan kawasan ini berpotensi memicu gentrifikasi, seperti yang terjadi di Manggarai, Jakarta, di mana harga lahan meningkat pasca-pengembangan TOD. Penelitian ini bertujuan menganalisis pengaruh elemen-elemen TOD terhadap gentrifikasi sosial ekonomi di sekitar Stasiun Manggarai. Metode yang digunakan adalah analisis regresi multivariat berdasarkan observasi, dokumentasi, dan literatur dari instansi pemerintah. Hasil menunjukkan bahwa luas penggunaan lahan berpengaruh terhadap jumlah penduduk, terutama melalui alih fungsi lahan kosong menjadi perumahan atau perkantoran. Namun, variabel sosial ekonomi seperti tingkat pendidikan, jenis pekerjaan, pendapatan, dan harga lahan tidak terpengaruh secara signifikan oleh luas lahan, kepadatan komersial, maupun panjang pedestrian. Sebaliknya, jarak dari stasiun berpengaruh signifikan terhadap jumlah penduduk, tingkat pendidikan, dan harga lahan. Area yang lebih dekat ke stasiun lebih diminati karena aksesibilitas transportasi, meskipun tidak berdampak besar pada migrasi masuk atau pendapatan. Temuan ini menekankan pentingnya kebijakan yang memperhatikan dampak sosial ekonomi dari pengembangan TOD.

Strategi Peningkatan Daya Tarik Wisata Di Kawasan Agrowisata Pucak Teaching Farm Di Kabupaten Maros

Abstract. This study aims to identify supporting and inhibiting factors in increasing tourism attraction in the Pucak Teaching Farm Agrotourism Area in Maros Regency by using qualitative and quantitative approaches. The analysis method used to determine the supporting and inhibiting factors in increasing tourism attraction is to use quantitative descriptive analysis and to answer strategies to increase tourism attraction using Internal and External Strategic Factors (IFAS – EFAS) analysis. The results of the study show that the supporting factors are weather conditions, good accessibility and supporting facilities, so the strategy that can be used by optimizing supporting factors and fulfilling inhibiting factors to increase tourist attraction again.

Abstrak. Penelitian ini bertujuan untuk mengidentifikasi faktor pendukung dan penghambat dalam meningkatkan daya tarik wisata di Kawasan Agrowisata Pucak Teaching Farm di Kabupaten Maros dengan menggunakan pendekatan kualitatif dan kuantitatif. Adapun metode analisis yang digunakan untuk mengetahui faktor pendukung dan penghambat dalam meningkatkan daya tarik wisata yaitu menggunakan analisis deskriptif kuantitaif dan untuk menjawab strategi meningkatkan daya tarik wisata menggunakan analisis Faktor Startegi Internal dan Eskternal (IFAS – EFAS). Hasil penelitian menunjukkan faktor pendukung yaitu kondisi cuaca, aksesibilitas yang baik dan fasilitas penunjang dan pendukung maka strategi yang dapat digunakan dengan melakukan pengoptimalan faktor pendukung dan pemenuhan faktor penghambat untuk meningkatkan kembali daya tarik wisata.

Abstract. This study aims to deepen the understanding of the study related to the efforts to organize street vendors so that it can be used as information and input material for the arrangement of street vendors on Jl. KH. Ahmad Dahlan, Palopo City. The sampling technique uses a purposive sampling technique where sampling is carried out according to criteria. The research methods used are qualitative descriptive and delphi analysis. The variables used are technology used, education level, business capital, labor, income, type of trader by nature, type of trader by trade, physical facilities of trade, selling location, public facilities, trading time, and distribution pattern.

Penelitian ini bertujuan untuk memperdalam pemahaman tentang kajian terkait upaya penataan pedagang kaki lima sehingga dapat dijadikan bahan informasi dan masukan bagi penataan pedagang kaki lima di Jl. KH. Ahmad Dahlan, Kota Palopo. Teknik pengambilan sampel menggunakan teknik purposive sampling di mana pengambilan sampel dilakukan menurut kriteria. Metode penelitian yang digunakan adalah deskriptif kualitatif dan analisis delphi. Adapun variabel yang digunakan adalah teknologi yang dipakai, tingkat pendidikan, modal usaha, tenaga kerja, pendapatan, jenis pedagang menurut sifat, jenis pedagang menurut dagangan, sarana fisik dagangan, lokasi berjualan, fasilitas umum, waktu berdagang, dan pola penyebaran.

Abstract. This research uses mixed methods as consideration and reference material for descriptive analysis. This research uses qualitative descriptive analysis to find out what spatial and aspatial potential Bone-Bone Village has that supports wellness tourism and path analysis to test how spatial and aspatial potential influences the development of wellness tourism.

Penelitian ini bertujuan untuk menjelaskan dan memetakan potensi spatial dan aspatial yang dimiliki Desa Bone-Bone yang mendukung pengembangan wellness tourism serta menguji pengaruh potensi spatial dan aspatial terhadap pengembangan wellness tourism. Penelitian ini adalah mixed methods sebagai bahan pertimbangan serta bahan rujukan dalam menganalisis secara deskriptif. Penelitian ini menggunakan analisis deskriptif kualitatif untuk mengetahui apa saja potensi spatial dan aspatil yang dimiliki Desa Bone-Bone yang mendukung wellness tourism dan analisis jalur (path analysis) untuk menguji bagaimana pengaruh potensi spatial dan aspatial terhadap pengembangan wellness tourism.

This research aims to identify the factors that cause low community participation in the development of sustainable tourism in the Ke'te Kesu' tourist destination and determine strategies that can be used to increase community participation in the development of sustainable tourism in the Ke'te Kesu' tourist destination, North Toraja Regency.

Penelitian ini bertujuan untuk mengidentifikasi faktor-faktor yang menyebabkan rendahnya partisipasi masyarakat dalam pengembangan pariwisata berkelanjutan di destinasi wisata Ke’te Kesu’ dan menetapkan strategi yang dapat digunakan untuk meningkatkan partisipasi masyarakat dalam pengembangan pariwisata berkelelanjutan di destinasi wisata Ke’te Kesu’ Kabupaten Toraja Utara. Metode Pengumpulan data menggunakan metode survey lapangan dan dokumentasi menggunakan kuisioner. Kemudian diproses menggunakan analisis regreasi linear berganda dan analisis ahp.

Abstract. The purpose of this study was to determine the effect of accessibility levels on the economic conditions of the community in Paliorong Village and to formulate strategies for increasing accessibility in improving the economic conditions of the community. This study is a type of quantitative research using survey methods and questionnaire distribution. The data obtained were then analyzed using multiple linear regression analysis and analytical hierarchy process (AHP).

Tujuan dari penelitian ini adalah untuk mengetahui pengaruh tingkat aksesibilitas terhadap kondisi ekonomi masyarakat di Desa Paliorong dan merumuskan strategi peningkatan aksesibilitas dalam meningkatkan kondisi ekonomi masyarakat. Penelitian ini adalah jenis penelitian kuantitatif dengan menggunakan metode survey dan penyebaran kuisioner. Data yang diperoleh selanjutnya dianalisis dengan analisis regresi linear berganda dan analytical hierarcy prosess (AHP).
